HANTEI is known for their construction projects across the island, primarily in central districts. You’ve probably seen their logo atop many rooftops!
The buzz around their properties is incredible. There’s advertising everywhere, but you can’t buy them anywhere 🚫 Not even our Brazilian colleagues can get price information 😁
Today, we’ve secured a partnership agreement with the owner of HANTEI, granting us priority sales rights 💪

But here’s the interesting part – the payment scheme:

- 25% installment over 48 months
- 65% upon receiving the keys
Here’s what you get with us:
- Direct contact with the developer (currently, only we have priority purchasing rights, choice of units, and negotiating terms if reasonable).
- Construction has commenced. Keys expected by the end of 2028.
- Resale is possible through assignment, where your obligations transfer to the new buyer. The installment plan remains intact. (You receive the amount paid to the developer plus your profit).
- Transactions are both electronic and physical.
- Payment: can be made by up to 3 individuals (friend, acquaintance, if you don’t have a Brazilian bank account), with the check issued in your name. Payment methods include Pix, Swift, crypto…
- You can choose any available unit.
Profitability Forecast
Let’s consider the scenario with an apartment priced at 600,000 Real.
Initial deposit: 10% (60,000 in total).
Additional 25% over 48 months, in equal installments (3,125 per month) (totaling 150,000).
Example: Let’s assume a sale after 3 years.
In Floripa, the annual increase in real estate under construction averages 25% (assuming you understand the market and didn’t buy overpriced property as a foreigner 😁).
Taking a conservative forecast, let’s consider a +50% increase (resulting in a cost of 900,000).
Considering it’s better not to be too greedy and sell below market value, the sale may take several months, during which you’ll have to continue paying installments.
At the time of the transaction:
- 60,000 down payment
- 36 months * 3,125 = 112,500
Result: 172,500 total expenses
Net profit: 300,000
(We’ll receive 462,500 from the secondary buyer immediately and transfer the remaining installment plan balance to them, which is convenient for the buyer).
This yields more than a 2.8x return on investment.
Excitement for this property is soaring; half of the liquid apartments have already been taken by the developer’s friends 😁 The remaining ones will be snapped up as soon as they’re released for general sale.
